When investing you should really be looking for the properties that:

• are a bit run down

• need a lot of renovation

• the seller needs a quick sale

• are repossessions

And anything else that will cause the property to be on the market for an amount that is below the market value average (see definition of market value here) or will give the seller a compelling reason to accept an offer below the amount it’s on the market for.
